Rent Increase Calculator

When a lease renews, tenants and landlords both ask the same question: what will the new rent be? Enter the current rent and the increase rate; the tool works out the new rent plus the monthly and yearly difference. If you do not know the rate, enter the old and new rent to find the increase that was applied.

How to use

  1. Enter the current monthly rent.
  2. Enter the increase rate (%). In Turkey the residential cap follows the 12-month average CPI change published by TurkStat.
  3. The new rent, monthly difference and yearly extra cost appear instantly. Use the second tab for a year-by-year table.

Frequently asked questions

How is the rent increase rate set in Turkey?

For homes and roofed workplaces the renewed rent cannot exceed the 12-month-average CPI change of the previous lease year (Turkish Code of Obligations art. 344). TurkStat publishes it monthly; check your contract as well.

How is the new rent calculated?

Current rent × (1 + rate ÷ 100). With 20,000 rent and a 45% increase the new rent is 20,000 × 1.45 = 29,000.

Is the rate always the CPI figure?

No. The parties can agree on a lower rate in the contract; the CPI average is the legal ceiling. A higher rent usually needs a court rent determination.

Is the result legally binding?

No. The tool only does the arithmetic. For disputes, ask a lawyer about your contract and current law.
